If you searched "new Costco Katy Elyson" any time before this summer, you probably landed on the wrong corner. Reports that surfaced last fall placed the new warehouse at Grand Parkway and FM 529, the same intersection where Elyson Town Center has been filling in with restaurants and shops. In July 2026, Covering Katy News published a correction: the Costco isn't going there. It's being built three miles north, at the southeast corner of Grand Parkway and West Road.
That's not a small mix-up if you're planning errands around it. Two large builds are landing near Elyson this year, on two different corners, run by two different companies, on two different clocks. Conflate them and you'll either wait on a store that already opened somewhere else, or drive past a Costco lot that won't have groceries in it for months.
Elyson Town Center sits at the northwest corner of Grand Parkway and FM 529, directly across from the Target-anchored Plaza at Elyson. It's the retail arm of Elyson's own master plan, an 11-building, roughly 190,000-square-foot development built by Realty 1 Partners on 17.5 acres.
The Costco is a separate project built by Costco itself, not by Elyson's developer, and it sits north of FM 529 at West Road, near the SH 99 interchange. It's meant to serve Elyson, Marvida, and the rest of north Katy the way the existing Costco at I-10 and Grand Parkway, open since 2014, serves everyone south of the freeway. That older store still draws crowded parking lots on weekends because it's the only option for a wide stretch of northwest Harris County. The West Road location exists to take pressure off that store, not to replace anything at Elyson Town Center.
By the end of 2025, Elyson officials had confirmed more than 14 businesses for the town center, according to a Nov. 20, 2025 report from Community Impact. Chipotle was first through the door. Elyson's own January 2026 year-in-review post on its site confirms it's open. The rest of the lineup, some running and some still in buildout, includes:
Elyson's own shop-and-dine page leans into the range, promising a lunch break that runs "from sushi to Shipleys." That's promotional copy, but it points at something true about the layout. A dry cleaner and a dental office sitting next to a sushi counter is a center built around a Tuesday, not a weekend outing. Nobody drives across town for Zesty Dry Cleaners. That's the point.
This is where the story gets messier, and where paying attention actually pays off. When Costco's plans first surfaced in state filings in September 2025, multiple outlets, including an earlier Community Impact piece, described the project as a second Cypress store near Grand Parkway and FM 529, tucked in next to Cypress Park High School. A NewQuest Properties site plan for that intersection even flagged a pad for a "Membership Anchored Center," which read like confirmation at the time.
By July 2026, Covering Katy News had walked the location back. The correction is direct: the store isn't at FM 529. It's north of there, at West Road, on ground Costco controls rather than a leased NewQuest pad. Construction began March 1, 2026, according to the Texas Department of Licensing and Regulation filing, with substantial completion expected by Nov. 6, 2026. The same corrected report lists the plan as a 160,000-square-foot warehouse with an attached 11,680-square-foot fuel center, in line with the company's standard format. Costco hasn't announced an opening date yet, so treat the November completion window as a construction milestone, not a grand-opening promise.
If you're still finding the old FM 529 version of this story in a search, that's why. The correction is recent enough that a lot of the earlier coverage hasn't caught up, and some of it is still sitting there uncorrected.
While the retail news gets the headlines, Elyson has also been adding green space on its own schedule, away from either corner. Speedway Park opened in fall 2025, and Adventure Point followed in spring 2026, both according to Elyson's development updates. The community's January 2026 year-in-review post names four more coming later this year: Ember Park, Crescent Park, The Social Yard, and Waterside Cove. None of that requires a drive to Grand Parkway at all. It's the kind of addition that just shows up on a Saturday morning without ever making a headline.
Elyson Town Center is mostly a story about what's already open. The Costco is mostly a story about what isn't open yet, no matter what a September 2025 headline said. They sit three miles apart, they're run by entirely different developers, and they're finishing on entirely different timelines. The only thing tying them together is that they both happen to be filling in around the same neighborhood at the same time, which is exactly how two separate stories end up sounding like one.
